New Build Development
Outsourced CAD and drafting support for ground-up new build projects, from single dwellings to multi-unit residential and mixed-use developments. One remote studio covering the drawing production your project needs at every stage.
Overview
JDS Designs supports new build development projects across the UK, providing the CAD drafting, planning drawings, and building regulations documentation these projects require at each stage. New build work differs from extension or refurbishment projects in that there is no existing structure to survey against — drawings are built from a site layout and design brief outward, and coordination across site plans, unit layouts, and multiple building elevations tends to carry more moving parts across a longer project timeline.
We work across the range of new build project types, from single self-build dwellings and infill plots, through small residential developments of a handful of units, to larger multi-unit residential and mixed-use schemes. Each project moves through site and topographical drawings, proposed design drawings, planning submission, and building regulations, and we provide drafting support at whichever stage your project needs it.
This is built for UK architectural practices and developers delivering new build projects who need reliable, consistent drawing production without carrying that capacity in-house — particularly across the longer, multi-stage timelines that new build development typically runs on. It suits practices managing single self-build or infill plot projects for private clients, developers delivering small to mid-scale residential schemes who need drawing sets produced consistently across every unit, and firms handling mixed-use new build schemes that benefit from coordinated BIM output across the design team.

How it works
- Step 01
Brief and scope
You send site survey data, a site plan, or a project brief covering what stage of work is needed and the number of proposed units.
- Step 02
Draft development
Drawings are produced to UK standards and your practice's drawing template where supplied.
- Step 03
Review
Draft issued for your comments, with two revision rounds included as standard.
- Step 04
Final issue
Approved drawings delivered in DWG and PDF, ready for planning submission, building control, or client and investor sign-off.
- Step 05
Ongoing support
Further stages, revisions, or amendments picked up as the project progresses through design development and construction.
Frequently asked questions
Do you produce drawings for multi-unit developments, or only single dwellings?
Both. We support single self-build and infill plot projects through to larger multi-unit residential and mixed-use developments, with drawing sets scaled to the number of units involved.
Can you support an outline planning application as well as a full application?
Yes. We produce drawing packs for both outline and full planning applications, depending on which route your project is taking and what stage of information the local authority requires.
Do larger new build schemes get BIM coordination as standard, or is that an add-on?
Revit modelling and BIM coordination is available where a project benefits from it, typically larger or multi-disciplinary schemes. Smaller new build projects are commonly handled in AutoCAD alone, and we can advise which approach suits your project at briefing stage.
How do you handle drawing coordination across a longer new build programme?
New build projects often run over an extended timeline with multiple design changes along the way. We maintain a consistent drawing issue schedule and layer structure throughout, so revisions at any stage stay coordinated with the rest of the drawing set.
