Lease Plans for UK Property and Legal Professionals

Accurate, RICS-compliant lease plans produced for commercial and residential lettings, Land Registry submissions, and legal documentation. Drawn to the standard your surveyor, solicitor, or agent expects.

What we deliver

JDS Designs produces lease plans to the standard required for UK commercial and residential leasing, Land Registry submission, and property management documentation. Every plan is drawn to scale, clearly annotated, and structured to satisfy the checks a solicitor or Land Registry examiner will apply before registration.

We work from your existing floor plans, site survey data, or measured survey instructions, and can measure area in line with the RICS Code of Measuring Practice, RICS Property Measurement (incorporating IPMS), or your firm's own measurement standard where specified. Where a demise needs to be shown clearly against the wider building, we produce that alongside the individual unit plan.

What is included

  • Individual demise plans showing the leased area clearly edged and hatched
  • Whole-building context plans showing the demise within the larger property
  • Floor area calculations to RICS Code of Measuring Practice, GIA, NIA, or IPMS, as instructed
  • Site location plan on Ordnance Survey base mapping, where required for Land Registry submission
  • Title-compliant plan formatting to Land Registry requirements (scale, north point, colour edging)
  • Multiple unit or floor plans for multi-let buildings
  • All files delivered in DWG and PDF format, with the PDF formatted for direct submission

Who this service is for

This service is designed for UK chartered surveyors, letting and managing agents, property management companies, and solicitors who need lease plans produced quickly and to a standard that will not be queried or rejected on submission.

It suits practices handling a steady flow of commercial lettings, residential lease extensions, or multi-let building management, as well as firms that need a reliable outsourced resource for plan production during busy periods without building that capability in-house.

  • We work to whichever standard your instruction specifies, whether that is the RICS Code of Measuring Practice, RICS Property Measurement (IPMS 1, 2, or 3), or Gross Internal Area and Net Internal Area conventions. If you are unsure which applies, we will confirm with you before starting.

  • Yes. We regularly produce full sets of individual demise plans for buildings with multiple tenancies, each shown against a consistent whole-building context plan.

  • In most cases we need either an existing floor plan or survey data to work from. Where only a written lease description is available, we can advise on what additional information would be needed to produce an accurate plan.
