Overview

  • Do you check room sizes against HMO minimum space standards?

    We draw layouts with the national minimum room sizes for HMO licensing in mind, based on the space standards set out in HMO licensing conditions. Final confirmation of compliance for licensing purposes remains with your local authority, but we build drawings to reflect these requirements from the outset.

  • Do all HMO conversions need planning permission?

    This depends on whether the property falls under permitted development or sits within an Article 4 direction area, which removes permitted development rights for small HMOs. If you know your local authority's status, let us know at briefing stage so we prepare the right drawing pack, planning or otherwise.

  • Can you produce drawings to support an HMO licence application as well as planning or building control?

    Yes. Where a local authority licensing application requires floor plans showing room sizes, facilities, and fire safety provisions, we can produce these alongside your planning and building regulations drawing packs.

  • Do you work on large HMOs as well as small conversions?
